Water Is the Worst Enemy of a New Haven, CT Chimney

Why water, not fire, does the most damage here
Homeowners tend to think of a chimney's enemy as fire, and a chimney fire certainly is dangerous, but on the New Haven shoreline the slower and more relentless destroyer is water. The reason water is so destructive to masonry comes down to the freeze-thaw cycle. Brick and mortar are porous and absorb moisture, and when that absorbed water freezes it expands, pushing against the surrounding material from the inside. Each freeze opens the pore or the joint a little more, and each thaw lets in a little more water for the next freeze to work on. A third route is the masonry itself. Once the mortar joints have eroded and the brick has begun to absorb water, the wall of the chimney becomes a sponge, soaking up moisture through the face and the joints with every rain. And a fourth is the flashing where the chimney passes through the roof, which, when it has failed, lets water in at the roofline rather than at the top. The white efflorescence on the exterior brick, the damp stain on an interior wall near the chimney, or the musty smell when it rains are all signs that water is getting in somewhere, and finding the exact route is the difference between a fix that works and a patch that does not.

What the water actually wrecks once it is in

Outside and at the top, the water drives the erosion of the mortar joints and the cracking of the crown that let still more water in, a self-feeding cycle that accelerates as it goes. The end stage is spalling, where the saturated face of the brick freezes, expands, and flakes away, leaving crumbling, structurally weakened masonry. A chimney that has reached that point often needs a partial rebuild of the most exposed section, where catching the water years earlier would have meant a crown repair and some repointing. That gap, between a small early fix and an expensive late one, is the whole reason water damage is worth taking seriously before the signs become obvious.
Keeping the water out in the first place
The good news is that keeping water out of a New Haven chimney is largely a matter of maintaining a few specific defenses. A sound cap in quality metal keeps rain and snow out of the flue, which addresses the open-drain problem directly and is one of the cheapest, highest-value pieces of protection there is.
